Serving notice at the end of a tenancy

An end-of-tenancy notice should state the ground relied on, identify the property and the tenancy, and be delivered in the form the law requires.

Before you serve it

  • Confirm the ground fits your actual plan: sale, own use or renovation.
  • Check the tenancy dates so the notice period runs to the right date.
  • Keep the delivery proof from the notary or the registered mail.

If your plans change

If the ground later turns out not to apply, for example the property is re-let after a notice for own use, the tenant may have recourse. Take advice before relying on a ground you are unsure of. If the tenant contests the notice, see rental dispute support for landlords.
