How eviction works in Dubai

There are two routes to ending a Dubai tenancy against the tenant's wishes: during the term, or at its end. Each has its own grounds and notice requirements.

Residential and commercial tenancies in Dubai are governed by Law No. 26 of 2007, as amended by Law No. 33 of 2008.

Eviction during the tenancy

The law sets out specific grounds on which a landlord can seek eviction before the contract ends, such as unpaid rent after notice, subletting without consent, or using the property for a purpose other than the one agreed.

Eviction at the end of the tenancy

Separate grounds apply when the contract expires, such as the owner selling the property, needing it for personal use, or demolishing or renovating it. These require advance written notice delivered through a notary public or by registered mail.
